Holloway Community Health Centre

Patient safety and satisfaction were at the heart of the design process, which has delivered a superb community health centre across 3 adjacent buildings

The development of Holloway Community Health Centre (HCHC) fits with NHS Islington’s strategic objectives to develop facilities that bring health care closer to patients’ homes rather than from more distant hospitals. It has transformed the way that specialist adult services are delivered and has set the standard for accommodation from which community health services are provided, whereby the patient experience and satisfaction with services received is significantly enhanced.

The buildings that make up HCHC became available via Section 106 Planning Gain from the Arsenal Stadium developments, and comprise the ground floor and basement of three adjacent units beneath an 8-storey fully occupied social housing development. Camden & Islington Community Solutions Ltd (CICS) took a long lease of the ‘shell and core’ units from Newlon Housing Association for £5.8m and the PCT funded the £2.75m fit-out works.

CICS and Sprunt Architects worked closely with PCT service leads to design accommodation to meet the Tenant’s Requirements and to develop a scheme with internal layout restrictions and external constraints, including the requirement for all plant machinery to be contained within the internal envelope. An irregular floor plan heightened design considerations. Some discreet departmental identities were required, together with making best use of synergies to be achieved from departmental co-location. These major challenges were successfully overcome, together with meeting strict planning requirements imposed on acoustic attenuation and environmental matters, with particular regard to the residents above.

Patient safety and satisfaction were at the heart of the design process, which has delivered a superb community health centre accommodated over three adjacent buildings. The main achievement has been to provide accommodation that is spacious and accessible and in which services can be provided to meet the highest clinical standards. NHS Islington has been voted one of the top 100 healthcare employers for the last few years and believes that providing high quality premises promotes best quality service delivery by motivated clinical and non-clinical staff.

HCHC brings together a range of current NHS Islington adult services that previously operated from various locations across the borough, together with some new services, and will provide facilities for staff training.

This development is part of a Public Private Partnership (PPP) agreement between Community Solutions for Primary Care (CSPC), Community Health Partnerships (CHP), Camden Primary Care Trust (PCT) and Islington Primary Care Trust (PCT).

The ‘LIFTCo’ that was formed as a result of this agreement (Camden & Islington Community Solutions Ltd) has taken a long lease with Newlon Housing Association and entered into an FRI Lease with Islington PCT for thr facilities.

The PCT is responsible for internal and external maintenance of the fabric of the facility.
